A cutting edge Eco-House

Location: West Yorkshire

 Brief:  In 1997, before environmentally sustainable construction was vogue, our client commissioned a cutting edge eco-house.

Solution:  R Dawson Architect designed, gained planning permission for and project managed the construction of a three bedroomed house with swimming pool and integrated double garage.  The house is on a steep site which presented some interesting challenges.

Traditionally constructed, the house has a range of features: high fabric insulation, solar thermal heating, thermal store, natural local materials, low embodied energy, recycled materials, rainwater harvesting and low water use fittings and heat recovery systems.  These attributes meant that on completion it was assessed as 9.8 (out of 10) NHER (National Home Energy Rating).

Lifetime homes features, e g accessibility and space standards as specified by the Joseph Rowntree Trust, ensure houses are flexible and responsive to an individual’s physical abilities and future requirements.

In addition, the house was the first individual home in the UK to be awarded the police standard “Secured by Design” accreditation.

Brief: Ten years later, the client wished to convert the basement into a garden room which also doubles as a small micro flat.  The original timber balcony was replaced with a new recycled timber deck and a beautiful glass balustrade.

Solution: R Dawson Architect designed and project managed the construction of a new garden room with en-suite and kitchen.  The room has level access and is highly insulated.  Secure, sliding doors give access to a level patio and garden.
