A New kitchen/dining room extension on a house in Baildon

Brief:  The client owns a two storey house constructed by a developer about 10 years ago.  They have a growing family and wanted more space on the ground floor.  Space was limited and the circulation was poor.  They wanted to demolish the inherited u-PVC conservatory and extend full length across the rear of the house to form an extended kitchen dining area. They also required a home office constructed at the rear of the pitched roof double garage.

Solution:  R Dawson Architect provided a limited service for Householder Planning Approval and Building Control Approval.

After taking basic measurements, existing drawings were produced and then a design created and proposed drawings put together.  The south west orientation was perfect for the clients’ ideas and they were delighted with the proposed changes to the internal appearance which included large windows and patio doors to give views and access to the garden.

The extension exceeds current thermal standards to help reduce bills.  The internal adjustments with sloping roof lights give a feeling of space.  A new home office was constructed at the rear of the garage with matching materials and a pitched roof.
